Who you hire matters, as Silicon Valley's Real Estate Market is going through a normalization process.
Now, marketing and negotiation expertise means the difference between getting into contract to sell or just lingering on market. Remember, just putting homes on the MLS will no longer get them sold, like they used to before. We still have low inventory but buyers are becoming more selective and the properties that are not presented well, or if agents don't know how to negotiate, those listings will linger and become stale. Hurting the chances of getting sold quickly or for more money for the sellers.
Skill and expertise in marketing and negotiations (the fundamentals of real estate) develop with repetition and time in the real estate industry like any other. These skills are transferrable and are not just true for one neighborhood or community. A seasoned marketer and negotiator's skills are applicable wherever those skills are put to use. Just like a good student who mastered the fundamentals of good studying habits will be a good student no matter which school they attend, not only at the school where they started.
Think strategically: do you hire someone who will improve your chances or someone who only knew the good times and don't know how to react to a changing marketplace but will learn on your listing. This is a business decision which you must make ,so give it the appropriate consideration.
