Market Trend for November 2016
The market in Santa Clara County continues to improve in price while inventory steadily decreases and days on market increase. There are less properties for sale and they are taking longer to sell, but the prices are holding or increasing.
Santa Clara County Single Family Home
As inventory decreased by a whopping 16.5% from September and average days on market increased by 9.8% to 31 days, the median price increased 5% to $1,050,000 in October. Year over year, price is up 9.4%
Santa Clara County Condo/Townhomes
Inventory decreased by 19.1% from September as we approach the Holiday Season and average days on market increased by 17.1% to 25 days, the median price remain unchanged at $650,000 in October. Year over year, price is up 1.2%
City of Santa Clara
Inventory decreased by a dramatic 33.9% from September and average days on market increased by 22.9% to 24 days, the median price increased 8.8% to $1,150,000 in October. Year over year, price is up 15%
City of Santa Clara Condo/Townhomes
Inventory decreased by 16.1% from September and average days on market increased by 17.3% to 26 days, the median price increased 7% to $685,000 in October. Year over year, price is up 15%
